- Scope completeness across the full set: your estimate line-by-line against the civil, structural, landscape, and architectural sheets, the specs, the geotech, and every addendum. What's missing, what's doubled, what's assumed. Scope hides past the civil set, and that's where we read.
- Google Earth vs. proposed grades: if the plans don't match actual field conditions, we request current job-walk photos or video so the bid matches reality, not the survey date.
- Quantity spot-verification: independent re-takeoff of the big-dollar items: earthwork balance, paving tonnage, base, major utility runs.
- Pricing sanity check: your production rates and unit prices against real-world crews, cycle times, and current material markets.
- Risk flags: geotech traps, over-excavation and backfill impacts, phasing and access constraints, water, rock, unit-price imbalance, liquidated damages exposure, payment terms worth negotiating.
- RFI-worthy gaps: anything unclear or in conflict between drawings and specs gets flagged for an RFI, so the question is answered before it costs anybody money.
- Scope letter review: inclusions and exclusions tightened so buyout doesn't claw back your margin.
